THE SITUATION

Why This Service Matters

Are you wondering whether the drain around an Orillia foundation is still doing its job? Weeping tile — a perforated pipe at the footing — is how the wall is supposed to stay dry. On century homes the original line may never have been modern pipe. On newer West Ridge lots it can silt or disconnect. Water then waits at the wall until it finds a joint.

You may hear it called a French drain. Around a foundation we mean a perforated pipe at the footing, in stone, taking groundwater away from the wall so the basement can stay comfortable.

Tile is the quiet part of waterproofing. When it works, you never think about it. When it fails, every melt looks like a new leak, and that is hard on both the space and your peace of mind.

Replacing tile as part of the right system — interior or exterior — is usually simpler than repeating spring cleanups. Standalone exterior replacement includes excavation, so it tracks with exterior rates. Interior tile is part of an interior system.

We replace exterior tile when we excavate. We install interior tile when a tight downtown lot makes digging the wrong first move. Both sit in washed stone and, where needed, a filter sock so fines do not pack the pipe.

A sump that never stops is often a tile problem, not only a pump problem. If the line is collapsed, a new pump will run harder and the walls can still seep. We check the drain path before we only change the motor.

THE WORK

What the Job Involves

  1. 01

Trench to the footing or a channel in the slab

  2. 02

    Perforated pipe, stone and fabric

  3. 03

Connections at corners and into the sump or storm

  4. 04

A slope that actually drains — not a flat, hopeful line

HOW WE WORK

How We Complete the Work

We decide interior versus exterior from the leak, not from a preference for digging. If we are already at the footing for a membrane, the old tile comes out.

Pipe goes in washed stone with fabric where fines would pack the holes. Corners get proper fittings. The line has to slope so water can move.

The outlet is a sump or a connection that actually accepts the flow. A dead outlet is how new tile still leaves a wet wall.

There is no City of Orillia grant that pays for a full tile replacement around the house. Toronto’s subsidy does not apply. We will not tell you a grant covers the waterproofing dig if it does not.

COST

What It Typically Costs

Full pricing page

As part of a larger waterproofing job, tile is priced per linear foot with the system. Standalone exterior replacement includes excavation and backfill, so it tracks closer to $100–$250+ per foot. Interior tile is part of the $80–$180 interior range.

We price the elevations that need a new line. You should not pay to re-tile a dry wall because the wet wall failed. Contact us if you would like a written scope after we see the site.

Common Mistakes to Avoid

  • 01

Sockless pipe in fine soil that packs the perforations in a season.

  • 02

A flat run with no slope. Water sits in the pipe and the wall stays wet.

  • 03

Tying new tile into a crushed outlet and calling the job complete.

The century cellar wept every thaw along the stone wall. They opened the floor on that elevation, put in a drain and a pump we can test. The next March stayed dry.

West Ridge looked fine from the street, but the cove joint wet after two days of rain. They excavated the wet side, patched a crack and wrapped the wall. Yard came back neatly.

Our Atherley pump could not keep up when both lakes sat high. They set a new pit, a backup, and a discharge that leaves the lot. No standing water at the stairs.

Questions About This Service

What does weeping tile cost in Orillia?+

As part of a larger waterproofing job it is priced per linear foot with the system. Standalone exterior replacement includes excavation, so it tracks closer to exterior waterproofing rates. Interior tile is part of an interior system.

Is weeping tile the same as a French drain?+

Homeowners use both names. Around a foundation we mean a perforated pipe at the footing, in stone, taking groundwater away from the wall.

Do I need interior and exterior tile?+

Rarely both on the same wall. We pick the side that matches the leak. If we excavate, we replace the exterior line. If we stay inside, we install interior tile to the sump.

Can you camera the old line?+

When there is access, yes. A camera helps when we are deciding whether a pump issue is really a silted drain on an older downtown wall.

Will new tile stop a crack leak?+

Tile relieves pressure around the wall. A weeping crack may still need injection. We will not promise tile alone if the crack is the tap.

Does Orillia rebate weeping tile replacement?+

There is no City of Orillia waterproofing grant for tile replacement. Toronto’s subsidy does not apply to an Orillia address. If a program appears later, we help with invoices and photos.
